As part of our project, NorthPoint is investigating the existing pavement to determine the exact condition of Little Blue Parkway. This investigation could show why the pavement is in the condition it is in and inform smart investment to withstand future traffic. We are already coordinating with the city specific improvements that can be made to the roads in the area.

The project will also contribute a significant amount of tax dollars to the city that can be used to fund everything from road maintenance to emergency services.

The majority (~80%) of the tenants across our 100+ million square foot portfolio operate during typical business hours. Out of the remaining 20%, the majority of those do not operate at night. While we can’t promise any business would have trucks show up at night, we can tell you from a place of significant experience that it is not the norm.

The intersection of 23rd and 291 sees about 40,000 average daily trips. Even at full build out, the employees we add to that count would be a small contribution to that particular intersection. Instead, we focused our study and expanded study along Little Blue Parkway where we’ve heard the main areas of concern are.

Travel times and ease of movement dictate driving patterns. Even if Little Blue Parkway were to back up, the widest road with the shortest distance to the intersection is still Little Blue and the vast majority of truck traffic would remain on the parkway.

We are actively coordinating with the city and MoDot on the improvements that would be required as part of our development.
